If you’re new to real estate investing, pre-foreclosures are a great place to start. I’m Daniel Moore from, and today, I’ll share my experience and insights on investing in pre-foreclosures. With nearly a decade in the industry, I’ve bought, fixed, and flipped numerous pre-foreclosure properties. Let’s dive into what you need to know.

Understanding the Foreclosure Process

Foreclosures can be broken down into four main stages:

  1. Late Payments: Homeowners are behind on their mortgage payments but the bank hasn’t yet started the foreclosure process.
  2. Notice of Default: The bank notifies the homeowner that they intend to foreclose due to missed payments.
  3. Auction: The property is auctioned off to the highest bidder.
  4. REO (Real Estate Owned): If the property isn’t sold at auction, the bank takes ownership.

This class will focus on the first two steps: late payments and notice of default.
