Buying and flipping houses often comes with unexpected twists and challenges. One such adventure took us to Arlington, Texas, where we encountered a unique real estate project: a hoarder house. Here’s a glimpse of what it’s like to explore, buy, and plan the renovation of such a property.
It all started with a simple call. Someone reached out, expressing a desire to sell their home. We didn’t know much about the property, but the opportunity was too good to pass. Upon arriving, the first thing we noticed was the mess outside—trees and debris overtaking the house. If the outside was any indication, the inside was set to be a real eye-opener.
Contrary to popular belief, not all hoarder houses are the same. There are junk hoarders, who stack newspapers, old items, and random clutter. Then there are trash hoarders, where garbage overflows every room. This particular house fell into the latter category.

As we fumbled through the debris, we uncovered more than trash. There were structural challenges and hidden gems. Old furniture, forgotten relics, and signs of a once-lively home. Each room held its own surprises. One positive note: the garage wasn’t as packed with trash as we feared.
While the house was far from glamorous, there were silver linings. For instance, the tax records revealed the house had more space than initially thought—an extra bedroom we didn’t account for before buying. This unexpected find added to the property’s potential value post-renovation.
Buying a hoarder house comes with inherent risks. You can’t always see what lies beneath the surface. We had to be strategic, understanding that some rooms might have hidden structural damage. But with careful planning and risk management, these challenges were manageable.
